Dronagiri. The new township after Ulwe

Dronagiri is the new township getting developed after Ulwe. It is about 15 to 20 minutes drive from Ulwe. As of now there are many builders acquiring land in the area so that they can start their construction soon.  Opposite the Dronagiri township is the JNPT port as you can see from the map below. From Palm beach road , Dronagiri is a 30 minutes drive.

The township consists of 60 odd sectors. As of now the sectors which have opened up to public via Cidco are sector 47 to 56. These are located near the Dronagiri railway station. Rates in Dronagiri are half to that of Ulwe.  These are the best sectors invest in.

Why is the New Palm Beach Road (Ghansoli) worth living?

There is a new road getting developed. Its called New Palm beach road, this is in Ghansoli area. This road is developed exactly like the current palm beach road. There are many good projects on this road, all of them are huge complexes ground plus 40 storeys. There are mangroves on the other side of the road and the creek which gives all the apartments creek view. There are two sports complexes getting developed on this road, one by mmmc and one by government of maharashtra. Most of the complexes on this road are in the initial stages of development.

This area has good connectivity to Airoli and to Vicroli via the new vicroli link road. This area is minutes away from Ghansoli and Rabale station. Also it is 5 mins drive to Koper Khairane and 10 minutes drive to Vashi which makes it a very good location to invest in. Rates in this area are much lesser than Vashi and Koper Khairane which makes it ideal for young families to shift in this area.

Palava is spread across 4000 acres. It is one forth the size of Mumbai and it is developed as a sister city to Mumbai. It is strategically located at the centre of the economic triangle of Navi Mumbai, Kalyan and Thane.

There will be 20 schools and several colleges in Palava.

Location of Ulwe

Investment in Ulwe

For investment, the ideal place is ULWE. Best to invest with a very good builder with a high reputation and in a 2 bhk preferably. 2 bhks sell fast followed by a 1 bhk. Invest in a pre launch project with all amenities and the project has to be on the main road ie 30 meter road. Such a project gives you time to pay over a period of 3.5 to 4 years. By that time, the whole township will be up and ready. You can sell at a good profit. We are looking at appreciation to be twice in 3 years.

Now a brief on ULWE :

ULWE is a township coming up 10 mins drive from Palm Beach Road.
It consists of approximately 30 sectors divided into two parts

Part one comes under the low flying zone.

Part two does not come under the low flying zone due to which there is no height restriction.
Here, buildings are more than 10 stories and with all amenities like swimming pool club house etc. Whereas part one buildings are mostly 4 or 7 stories. ( with no amenities).

Infrastructure in ULWE is fantastic. It is connected internally via two railway stations , Bamandongri and Kharkoper. The railway line construction has begun. Railway stations are also getting constructed.

The Seawoods transit oriented L&T project coming up in Seawoods is India’s biggest transit oriented project. It is a combination of commercial offices , mall and a railway station all 3 in one. This railway station is the future hub so to speak. This station connects ULWE railway stations which ultimately join all the way to Uran township via JNPT ( Jawaharlal Nehru port).
There is another township developing just opposite JNPT called Dronagiri ( this township will be developed after developing Ulwe). As of now builders are acquiring land there.

As of now around 700 buildings are getting constructed in ULWE township. Reliance has bought 4 sectors in ULWE. Their construction has begun ( commercial ).

Navi mumbai international airport is coming up opposite to ulwe. 20 min drive from ULWE.

Trans harbour link is coming up in ULWE which means travel from Navi Mumbai to South Mumbai will be a 20 minutes drive versus 1.5 hours currently.

International sports complex is ready and operational in ULWE.

90 meter expressway coming up in Ulwe which will connect to Palm Beach.

In short, excellent connectivity internally as well as externally , proximity to international airport , Trans harbour link , International sports complex, Reliance SEZ are some reasons if not all to invest in ULWE.
